How do I make a competitive offer on a Naples home?

Answered by Jim Chambers, nearly 40 years in Naples real estate and a licensed Certified Building Contractor.

Short Answer

In a balanced market, negotiate the price but win with terms: fully underwritten pre-approval, a fast 30-day close, 3 to 5 percent earnest money, and a lender who calls the listing agent. Cash buyers should provide clean proof of funds and the fastest close they can.

The offer that wins in Naples is not always the highest number. In a balanced market with roughly five and a half months of supply and homes selling at about 95 percent of list, the buyer who wins is the one whose offer is both smart on price and clean on terms. Here is how I put an offer together.

The Market Favors the Prepared Buyer

The current market is the most balanced in years: about 5.4 months of supply, homes taking around 99 days on average to sell, and sellers receiving about 94.8 percent of their last list price. That means most homes are negotiated below asking, and a first-week listing that is priced well can still draw multiple offers. The buyer who is fully approved, with their lender ready to call the listing agent, is the one the seller's agent can rely on, and reliability is worth money.

Pre-Approval Is Table Stakes, Full Underwriting Wins

A standard pre-approval letter gets you in the door, but a fully underwritten approval is a stronger document because the lender has already reviewed the file. Commit to the shortest close your lender will support, commonly around 30 days, and consider boosting earnest money to 3 to 5 percent as a show of seriousness. Have your lender call the listing agent after the offer is in; that conversation moves an offer up the stack more than a few thousand dollars of price sometimes does.

Cash Is Still King, With Clean Paper

Cash beats financed offers in almost every Naples multiple-offer situation. Provide proof of funds that is clean and easy to read: a bank or brokerage statement showing your name and an available balance, with personal details redacted, and offer the fastest close you can. A cash buyer who can close in two to three weeks is effectively bidding above the financed offer, because the seller does not wait on a mortgage.

The Escalation Addendum

If you expect competition, the Florida Realtors escalation addendum lets you automatically top a competing offer by a set increment up to a ceiling you choose. A seller may only trigger it with a bona fide, written, unexpired competing offer from an arm's-length buyer with apparent ability to pay, and must provide you a complete copy. It is a clean way to stay competitive without bidding against yourself from the start.

Know Where the Room Is

The negotiating room varies by segment. Condos in particular are carrying more inventory, with some submarkets at seven to ten months of supply, and that is where buyers are averaging meaningful discounts off list. Single-family homes near the mid-$700,000 median have thinner inventory and less room. And beware the overpriced listing: homes that are relisted after sitting can close tens of thousands below their original asking after months on market, while a correctly priced first-attempt home sells in weeks. Price your offer off the comps and the days on market, not off the asking number.

The Full Picture Wins

A competitive offer in Naples is price plus terms plus proof. I put every offer together with the inspection and insurance questions already answered, because a seller who knows your offer will not die in the inspection period or the insurance quote is more likely to take it. The prepared buyer does not just win the negotiation; they avoid the deal falling apart three weeks later.

Key Things to Remember

  • Most Naples homes sell below list in a balanced market, so negotiate price, but win with clean terms.
  • A fully underwritten pre-approval, a 30-day close, and 3 to 5 percent earnest money make a financed offer competitive.
  • Cash buyers win on certainty: clean proof of funds and the fastest close they can offer.
  • The Florida escalation addendum lets you top a bona fide competing offer up to a ceiling, with a copy of the trigger offer required.
  • Condo submarkets carry more inventory and more room to negotiate; price off the comps, not the ask.
